Overview
A full-building repaint is a small construction project, and KMR scopes it like one. Substrate prep, sealant replacement, color consultation, lift and traffic-control coordination, tenant communications — all sequenced so the building looks new at the end and stays sealed for the next decade. We use the same exterior-wall expertise we apply to ground-up projects to flag what's actually failing on the substrate before paint covers it up.
What's included
The scope KMR delivers under building repaints.
- Full-building exterior repaint: stucco, EIFS, concrete, masonry, metal panel, and pre-cast
- Pressure-wash prep and surface profiling appropriate to substrate
- Crack repair, caulking, and joint resealing (often the largest line item — and the largest source of future water damage if cut)
- Substrate primer, color match, and finish coats — typically two-coat system
- Color consultation against brand, signage, or property standards
- Lift, scaffold, swing-stage, and traffic-control coordination
- Tenant communication plan with 14-day advance notice and daily parking maps
- Manufacturer-backed coating warranty up to ten years
Cadence
How often this happens.
Recurring service schedules we typically run for property managers in the greater-Houston area. Final cadence is set in writing in the maintenance agreement.
- Five- to seven-year cycle for stucco and EIFS
- Seven- to ten-year cycle for metal coatings and pre-cast
- Inspection-driven: we walk the building and recommend a window before damage compounds
- Phased execution by elevation to minimize tenant impact
