01 · The challenge
Astrak was outgrowing a sublease and needed a permanent floor that could absorb 60 percent headcount growth without another move. The schedule was tight: lease commencement to opening day was under six months.
02 · The approach
KMR ran a design-build delivery model, bringing the architect in alongside the cost estimator at week one so no drawings were issued before the budget was confirmed. Long-lead lighting and millwork were released against permitted shell drawings to compress the schedule.
03 · The outcome
Astrak moved in on the lease commencement date. The floor includes 30 percent more usable seats than the prior space at the same gross square footage.
